Hardmoney:
Hardmoney lends provide specialized loan products like fix and flip loans, bridge loans, and more. They also don't usually requires as much documentation or underwriting as conventional.

DSCR: 
These use the income of the property (rather than the investor's income) to qualify for the mortgage.

Commerical Loans

For larger than 4 unit buildings and other forms of commercial real estate commercial loans are effective tools.

Many of the best property deals never reach the MLS. They sell off-market or through wholesalers. From fix and flips to solid buy and holds off-market deals are a great source of opportunity.
